Congratulations on deciding to purchase a home, and thank you for stopping here to see how to buy a home in the East Bay! Purchasing a home is like no other purchase you will ever make. You are buying weekends doing little projects around the house, a place to raise a family, a little financial security, and a lifetime of memories. Every transaction is different and there is a lot that can happen in your journey to buy a home. We are here to make the process easier and more efficient. Let us give you an idea of what to expect at each stage of the process.
START SEARCHING AND WRITING OFFERS
Now comes the fun part…looking! We will get you set up with a search account through the MLS so that you can search listings for sale, browse sold listings, and be notified when new listings come on the market. You can customize your search and receive up-to-date information about homes that fit your search criteria.
To get a better sense of what you are looking for we will want to schedule an appointment with you to look at homes together; once we have an idea of what you are looking for we will preview homes for you and leave you notes within your search platform. You will want to start visiting homes during their scheduled open houses. We will send you a list of Monday / Thursday / weekend open houses. If a home is not open then contact us for a showing.
So you found a house you love, now what?
Regardless of whether you are a first time home buyer or have purchased multiple homes we will sit down with you to review all contractual paperwork. If the disclosures are available ahead of time we will also review those with you, along with the recent sales, and help you strategize a winning offer.
Sometimes pre-inspections are needed in order to write a winning offer – after reviewing the disclosures we will educate you so that you can decide the best course of action for getting your offer accepted.
Once an offer price has been determined we will write up the offer for you. We will need a revised pre-approval letter, and if appropriate, a letter to the Seller to submit with your offer. We will then submit the offer and negotiate on your behalf.
